Your local plumber in Santa Monica
Pacific Plumbing Team is a licensed plumbing contractor based on Venice Blvd, a few miles from Santa Monica. We handle everything from a slow kitchen drain in an Ocean Park bungalow to a sewer line replacement for a Wilshire Boulevard apartment building.
Santa Monica is a mix of 1920s–1950s homes, older multi-unit buildings and new construction, and each comes with its own plumbing quirks. Our technicians work in the city every week, so we know what to look for and how to get the job done cleanly – with permits pulled through the City of Santa Monica when the work requires them.
Plumbing problems we see most in Santa Monica
Coastal air, mature street trees and decades-old pipes are behind most of the calls we get from Santa Monica.
Tree roots in sewer laterals
Many Santa Monica homes still have original clay or cast-iron sewer laterals. Roots from big street and yard trees find the joints and cause repeat backups. We camera the line first, then clear it with hydro jetting or recommend a repair only if the pipe is actually damaged.
Hard water and water heater wear
Santa Monica water is on the hard side, so sediment builds up fast in tank water heaters and scale shortens their life. We flush, repair and replace tank and tankless heaters, including the seismic strapping and venting the code requires.
Old galvanized and cast-iron pipes
Pre-1960 homes and apartment buildings often still run on galvanized supply lines and cast-iron drains. Low pressure, rusty water and pinhole leaks are the usual signs. We can spot-repair or repipe with PEX or copper.
Leaks in condos and multi-unit buildings
In stacked units a small leak quickly becomes a neighbor’s ceiling stain. Our leak detection pinpoints the source without opening up more walls than necessary, and we coordinate with owners and HOAs.

What Santa Monica customers say about us
Outstanding service from start to finish! They came out today to fix my toilet and exceeded my expectations in every way. They diagnosed the problem quickly and completed the repair efficiently. They were extremely courteous, respectful of my home, and took the time to make sure I understood what was going on. The quality of the work was pristine, the repair was done promptly and professionally, and the toilet is working perfectly! I highly recommend for this to be the company you call. Fast, professional, and genuinely nice people who take pride in their work. I'll definitely be using them again for any future plumbing needs!
Came on a Sunday, replaced a bad and corroded brass p-trap under my bathroom sink and everything was super fast! Ilya explained things really well and they did a great job
Ilya came out and helped us replace our leaking main water shutoff valve on a Sunday. Fantastic work! Highly recommend!
Very happy with PPT! Orlando & Omar did an excellent job repiping our condo. Our experience was smooth, they were communicative, respectful of the space, and reasonably priced. I would highly recommend PPT. They will be doing our whole building’s 12-unit repipe!
The best we could have hoped for. Got a new water heater the same day we called. Wayne was great, he was so quick to return our call or text. Gleb came to our house to install our new tankless water heater, and worked well into the evening. Thank you Pacific Plumbing Team. We definitely recommend your company.
My experience with Gleb was exceptional! He was indeed STELLAR!!! After he finished the installation of the new brass p trap + repair service, he took the time to show + explained what he did. Furthermore, he gave me pointers to prevent future draining issues. Five ⭐️⭐️⭐️⭐️⭐️ service !
Called for leak detection. Emmanuel was courteous and professional and able to dispatch a plumber within the hour, on a Sunday no less. Gleb was quickly able to identify the problem and guide strategies to approach the solution. Ultimately the issue required a separate service for AC (so no before / after pics here) but the fact that the source of the leak was identified was a huge relief and helped all involved move on to a solution. Would recommend and will definitely use again. Thank you!
Orlando came on short notice and completed the work quickly. Great work! Would recommend!
On time. Excellent communications. Fixed 2 toilets and 1 sink. Excellent work and quickly completed. He’s been here before and will be welcomed back when needed.
Santa Monica plumbing FAQ
How fast can a plumber get to my home in Santa Monica?
Because our office is on Venice Blvd, we can usually be at a Santa Monica address the same day, and for emergencies often within a couple of hours. Call (800) 965-5508 and we will give you an arrival window.
Do I need a permit to replace a water heater in Santa Monica?
Yes. Water heater replacement in Santa Monica requires a permit and inspection. We pull the permit, install the heater to code with seismic straps and proper venting, and schedule the inspection for you.
Why does my sewer line keep backing up?
In Santa Monica the most common cause is tree roots growing into older clay or cast-iron laterals. Snaking only cuts a hole through the roots. A camera inspection shows the condition of the pipe so you can choose between hydro jetting, a spot repair or a trenchless replacement.
Do you work on apartment buildings and condos in Santa Monica?
Yes. We service multi-unit buildings, HOAs and property managers, including main line cleaning, shared sewer laterals, leak detection between units and water heater replacements.
